New KB Homes Artisan Preserve
I do love special finds! I took a tour of the new KB Homes Artisan Preserve “community” being built in Seminole, FL. This area is essentially a new, 24-home street ending in a cul-de-sac in an existing neighborhood (just off Starkey Rd, north of Park Blvd.). I’ve said it before, and I’ll say it again: there IS DEFINITELY new construction in Pinellas County…and centralized!
I visited at the end of October 2019 when all of it was still under construction. The only things complete were the models and the road! The Area
The community has been built in a really convenient location. It’s just off Starkey Road, not far from the beaches, main highways (US 19 and Park Blvd.) and a quick drive to I-275. It’s in an established area, so there are no CDD fees or anything like that.
The Community
This community is easily integrated into the surrounding neighborhood. It’s tucked away without feeling separated, since it’s essentially a new street in the neighborhood. It’s not a resort-type, planned community with a clubhouse or pool, but it is gated for additional security. The maintenance fees for common area and the gate are pretty low.
New KB Homes Artisan Preserve
I really like these new builds that are well-integrated, which is a must in Pinellas County since undeveloped land is scarce, but everyone seems to want something new.
KB Homes is one of the few builders that provides structural personalization in their communities. The homes are not 100% custom, but they do have some options to tweak the internal build (additional half-walls, loft vs. bedroom, patio styles, garden tub vs. shower, dual sinks, den vs. bedroom, etc.) within their “templated” floor plans. They also have a design center with the options available so your combination of flooring vs. fixtures vs. cabinets allows for the finished home to be unique. So you can be almost 100% sure that each of the 24 homes will be one-of-a-kind…but that the options selected will still have a relatively universal appeal when it comes time to resell.
There are 5 floor plans available from which to start your personalized build. All are 2 stories with a 2-car garage. They range from approximately 2,300-3,000 sq. ft. to 3300 with 2 to 6 bedrooms and 2.5 to 3 bathrooms.
Although these are not 100% custom, they’re very personalized so you don’t feel like your neighbors have the same house as you or that it’s a “cookie-cutter.” What I love best: these homes are coming out of the ground fast…even with the personalizations. We’re talking about 6 months from contract to move-in. Of course, there are inventory homes that will start being ready for occupancy in November, as well. Base prices start around $370K, so good bang for your buck without having to leave Pinellas County and building a unique new home.
