New Homes Meritage Bayshore Heights

I do love finding hidden gems! I decided to check out the new homes Meritage Bayshore Heights in Tarpon Springs and what a treat that one was. This small community of 59 single-family homes is tucked into an existing neighborhood. Follow the winding roads around a beautiful lake and you’ll land in this almost-complete area.

For those who think there’s no new construction in Pinellas County, you haven’t experienced this amazing build under way by Meritage. I visited in October 2019, when most of the homes were already complete and only 14 remained available for purchase. Super duper convenient…and absolutely gorgeous! Most of the homes are 2 story and they command attention with beautiful curb appeal.

The Area

The community has been built in a really convenient location. It’s not far off of US 19, near Florida Ave and Fred Howard Park. It only took me about 35 minutes to get there from the Largo area and you can get to the sponge docks and historic downtown Tarpon Springs with ease.

The Community

This little gem is tucked away and feels secluded, but it’s not too far off the beaten path. Though they didn’t build a clubhouse or pool, most of the homes have a private pool and it’s close to local attractions where you don’t really need the amenities that come with a lot of planned neighborhoods.

New Homes Meritage at Bayshore Heights

I found this neighborhood very unique because it only consists of a couple of roads: one street and adjacent loop. This really makes it blend in with the surrounding area with ease. The locals love it because the developer basically purchased marsh land, filled it in, and built these homes on it (#LessMosquitoes!)

As usual, this Meritage community is focused on life built better and energy efficient construction.

The new homes Meritage Bayshore Heights are all part of the simplified process that’s become common to expedite the building timeline. They have simplified the process while providing some personalization without leaving too much room for error. This means:
- There are 8 different floor plans. All are 2 to 5 bedrooms, 2 to 3.5 bathrooms, 2 or 3 car garages and 1 or 2 stories. They feel open and spacious with high ceilings on both the main floor and the second story.
- The community is planned out already and there are only 14 homes remaining. Each floor plan has a designated home site established. So you can pick the home location OR the floorplan, but you can’t just have any floorplan put on any home site.
- Since the community is really built for simplicity and quick construction (with minimal possible hiccups along the way). There are 7 different design finish collections (packages) to choose from, and you take it as it comes (so you can’t swap out tile from one for another option). But they’re really good choices, so I think they’ve got the best of all worlds combined when you see them in the homes!
As with the other Meritage Homes communities, they’re focusing on energy efficiency in the new homes Meritage Bayshore Heights as well. For those of us in sunny (hot) Florida, this has a huge impact on the long-term affordability of our home options.
- Energy Efficient
  All of the homes they’re constructing in Bayshore Heights boast a HERS (Home Energy Ratings System) score between 50 and 70. The lower the number, the better. They have LED lighting, Energy Star appliances, 15 SEER air conditioning units, Low-E windows…..the list goes on and on. Best of all: the attics have spray-foam insulation in the attics, so you can actually USE that space for storage.
- Water Efficient
  They used water-efficient faucets that keep strong pressure. So you don’t have to sacrifice the shower pressure to save water. All of the units have dual-flush toilets and 50-gallon, endless supply water heaters. They’re thinking ahead to your annual investment into your home expenses by helping manage usage.
- Live Efficient
  Bayshore Heights homes come equipped with some smart technology included, and some that you can add on when you select your home site. All homes have Ring doorbells, smart front and garage lights, and Bluetooth Kevo locks installed (so you can pair with your phone and unlock your door just by your phone being near it). It makes your home safer and easier to move through.

Although these are not 100% custom, they’ve thought ahead to cover the most popular, yet timeless tastes. Benefit: you can move in pretty darn quick since they’re down to the last few homes available. They’re pretty affordable considering you’re getting up to 3,360 square feet, too. Prices start around $350K, so good bang for your buck without having to leave Pinellas County.
